Roof repair that fixes the cause, not just the drip

A stain on the ceiling is the last step in a chain that started somewhere up on the roof. We find where, fix it properly, and tell you honestly whether the rest of the roof has years left or not.

Where Denver roofs leak

After thousands of repair calls, the pattern is clear. Most leaks in the metro aren’t from the shingles at all. They’re from the places where the roof meets something else: cracked rubber pipe boots that dried out in the sun, step flashing that was never properly woven into the shingles, chimney counter-flashing that pulled away from the mortar, and skylight curbs whose sealant gave up after a decade of freeze-thaw.

Wind is the other big one. Chinook winds coming off the foothills regularly top 70 miles per hour, and they lift shingle tabs that were nailed high or in a straight line. Once the seal strip breaks, the tab flaps until it tears off and the next rain finds the nail holes.

How a repair call goes

An estimator comes out, walks the roof, and checks the attic if you have one. We use a moisture meter to trace the water path back to its source, because the drip in your bedroom is often several feet away from the actual entry point. You get photos and a flat price for the repair before anyone picks up a hammer.

Most repairs are done in a single visit of two to four hours. We bring matching shingles, new flashing, fresh pipe boots and the right sealants, so there’s no second trip to the supply house.

Honest about the rest of the roof

The easiest thing in roofing is to sell a new roof to someone who only needs a $400 repair. The second easiest is to keep patching a roof that’s past saving. We do neither. Every repair quote comes with a short, honest assessment of how much life is left in the roof, so you can plan for the replacement on your schedule instead of after the next storm.

Roof Repair questions we hear a lot

How fast can you get here?

For active leaks we aim for same-day or next-day tarping and a permanent repair within the week. For non-urgent repairs we usually schedule within a few days of your free inspection.

Can you match my existing shingles?

Usually. We keep a wide stock of common Front Range shingle colors and can often match discontinued products closely enough that the repair is invisible from the street. If a true match isn’t possible, we’ll show you the options before we start.

Should I repair or replace?

If the roof is under 12 to 15 years old and the damage is isolated, repair almost always makes sense. If it’s older, has widespread hail damage, or this is the third leak in two years, we’ll tell you that a replacement is the better use of your money. We make that call in writing so you can weigh it.

Not sure if your roof needs work?

Get a free, no-pressure inspection with photos of what we find. If your roof is fine, we'll tell you so.
