Who asks for inspections

Home buyers want to know what they’re getting into. Sellers want to fix small things before the buyer’s inspector finds them. Landlords want a maintenance plan across several properties. Insurance companies increasingly demand condition reports before renewing older roofs. And plenty of homeowners just want to know whether the roof will make it through another hail season.

We do all of these, and the process is the same for each: look at everything, photograph it, and explain it without jargon.

What we look at

On the roof: shingle condition and granule loss, seal-strip adhesion, exposed or popped nails, flashing at every wall, chimney and pipe, the condition of pipe boots, valley metal and ridge caps, gutter attachment and pitch, and any evidence of hail or wind damage.

In the attic, when there is one: intake and exhaust ventilation, signs of past leaks, moisture on the underside of the decking, insulation depth and any daylight through the roof.

Around the house: downspout discharge, grading, and collateral evidence of storms on gutters, screens and siding.

The report

You get a PDF the same day with photos of every issue, a short explanation of what it means, how urgent it is, and what it costs to address. We estimate remaining life in years so you can plan. If the roof is in good shape, the report says so, and that’s the end of it. No pressure, no follow-up calls.

Certification letters

For transactions and underwriting we provide a signed certification on company letterhead stating the roof’s condition, age estimate and expected remaining life, in the format lenders and carriers expect.

Roof Inspections questions we hear a lot

Is the inspection really free?

For homeowners, yes. We’d rather earn your business by being the company that told you the truth about your roof. Formal certified inspections for real-estate transactions or insurance underwriting, which require a signed letter, carry a modest fee that we quote up front.

My insurer says my roof is too old. Can you help?

Often. Carriers increasingly ask for a roof condition report before renewing policies on roofs over 15 years old. If the roof is sound, our certification letter frequently satisfies the underwriter. If it isn’t, you’ll know exactly what to budget for.

Should I get a roof inspection before buying a house?

Yes. General home inspectors usually look at the roof from the ground or the eave and note ‘recommend roofing contractor evaluate.’ A roofer’s inspection tells you whether you’re inheriting a $500 repair or a $20,000 replacement, which is real negotiating leverage.

Not sure if your roof needs work?
